We will produce valid market research both via the internet and estate agent contact to enable the correct decisions to be made regarding the number and type of suitable house types, which will ultimately impact on land value.
Contact with the Local Authority
So often the ideas for development are dashed due to ineffective research and inquiry of the Planning Officer. Celsius will ensure that any alternative proposals for the development of the site will have been fully discussed with the relevant officers.
Design
Rarely do the designs produced to sell a site generate the most effective end product and additional gains can be made by maximising on the site's potential. Celsius will ensure that every square foot of "saleable" space is included in the final designs.
Viability and Cashflow
We will produce a viability and cashflow for each development, based upon the developer's historic costs if required or alternatively we can produce detailed costings from our own experience of labour and material rates, which are constantly being up-dated.
Funding
As early as possible Celsius will make contact on your behalf with a number of funding organisations to assess their appetite for the project and to ascertain likely terms.
The way in which a project is presented to a potential funder is of vital importance and can determine not only whether funds will be made available but also upon what sort of terms. Celsius will tailor each submission to the specific organisation's requirements ensuring that your site is shown in the best possible light, resulting in a preferential offer of funds.
Making the Offer
An offer for the purchase of land needs to appeal to the vendor. It is often possible to include conditions that will enhance the site's profitability without deterring the vendor from accepting the bid. We will advise on the wording of the offer if required.
Instruction to Lawyers and other Professionals
It is essential that the lawyers and indeed all professionals are instructed accurately and in a way that ensures that your interests are protected, otherwise a development can go wrong very easily leading to substantial losses. We can assist you in putting together formal instructions to these professionals so that you can be assured that you have covered all of the bases and your advisors are clear in their obligations.
You can also make use of our wealth of experience by using us to double check the final contracts in order to protect yourself.
Amended Drawings
It is easy to relax after Legal Completion of the purchase and think that the work is almost finished, but in reality the hard part is just about to begin. Costly days and weeks can be lost if the whole process of making a start on site is not aggressively progressed. After all "the interest clock" is ticking on the finance from the day of legal completion. We will actively monitor all aspects of the professional's work to ensure speedy preparation of working drawings and attendant details both for any additional planning application required for construction on site.
Tendering for Prices
We feel that only by competitive tendering are best prices achieved and Celsius will send out enquiries to contractors and material suppliers incorporating strict terms and conditions for both labour only and supply and fix contracts and will negotiate best rates and prices on your behalf.
Final Budget
After the tenders are received it is important that a "Final Budget" is produced to be able to accurately forecast profit. Celsius will produce this as part of its project management of the development.
Construction Programme
Time delays are the most common cause for profits not being achieved. Hire charges for plant exceed budget; interest on the finance carries on way past the estimated time; all prelim. costs are way beyond forecast. We will produce a construction programme to enable you to monitor the build rate on a week by week basis, and to give an accurate physical completion date to prospective purchasers.
Interior Design
To complete the package, Celsius can offer a full interior design service for your new home, tailored to your own ideas and needs. We can also source and install any specific items of furniture prior to you moving in.
Advertising
How often have you seen a good looking property let down by a cheap brochure? Good marketing may appear expensive when looked at in isolation, but the right advertising coupled with a brochure that reflects the quality of the product, will pay for itself time and time again. Celsius will arrange for quality artwork and print estimates for your approval and organise production of the agreed designs.
Appointing an Estate Agent
It is of paramount importance that the chosen agent is suited to the project, both in terms of the average price of the properties that he is used to selling and to the specific location of his premises. Celsius will interview any likely contenders and advise you accordingly.
Continued Support
Despite the most rigorous pre-planning, problems can arise during construction that unless resolved quickly can greatly impact on profits. Celsius will be available until FINAL completion of the development to advise and to resolve any such issues.
